What happens in practice during a roof health check?

Finally, the ventilation of the roof is assessed, which is an important factor in the longevity of the roof. Although the air entering through the eaves may seem sufficient, it does not always guarantee adequate ventilation of the roof.

This discussion is always held with the client to give them a clear idea of which solution is best for their roof. When making material choices, the client must also be aware of and take into account any zoning regulations.
Material and construction choices are based on a careful initial survey. We calculate quotations to meet all the minimum requirements to ensure that the roof works safely and lasts over time. We never compromise on quality, but ensure that all materials used, including underlayment, are appropriate and fit the roof structure. Technical choices such as whether to use a breathable or condensation-proof underlay can be influenced by the customer, but we will always make recommendations to ensure the best outcome. For example, if we know that a breathable underlay is the only right choice for a particular structure, we will not recommend otherwise.
The pitch of the roof is not the only factor that determines whether a roof can be fitted with a tin roof, felt roof or tiled roof, for example. Although it is possible to install a tin roof on a relatively flat roof, it is important to note that on flat roof pitches, it is not possible to use so-called free-hanging underlays.
Free-hanging underlays can be used at certain pitches according to the manufacturer’s instructions, but if the roof pitch is, for example, 1:8 and you want to install a locking seam roof, it is recommended to install a fixed underlay (as a general rule, it is not recommended to install free-hanging underlays on roofs with a pitch of less than 1:6). This means that the base must be levelled or boarded and a felt underlay must be installed on top of it before installing the tin roof.

Roof renovation starts with organising the safety of the site, which is always the first step. Then we move on to the demolition work, the scope of which is determined by the scope of the contract. Sometimes demolition may only involve removing the old tin roof, roofing materials and guttering. Other times, demolition may extend to more extensive work, such as removing old fascia boards, soffits, gutters or even felt roofs. It all depends on what the contract specifies to be demolished.
Roof straightening is one of the most important stages of a roof renovation
Once the demolition work under the contract has been completed, the installation of the new roof will begin. The first step is to install the vertical runs. Then the roof is straightened, which is one of the most important and time-consuming steps. The importance of levelling and straightening cannot be overemphasised. Once this stage is complete, the underlay is installed, followed by the installation of the ventilation grilles, grids and fascia boards. Finally, before any finishing work is carried out, the chosen covering is installed. Depending on the material, there may be some minor differences in the installation stage of the roofing installation, but the main process is similar.
The finishing phase involves the installation of all roofing products and rainwater systems, such as snow barriers and gutters. This may seem like a simple step, but it is an essential part of the roof renovation. Special attention is paid to details such as the careful finishing of penetrations and the proper installation of roofing products. Finishing also includes the installation of chimney flashings.
When everything is ready, we ask the client to approve the work carried out, ensuring that the end result meets expectations. A final inspection is carried out by the foreman together with the client. The inspection will go through the whole renovation, check that all the agreed work has been done and ensure the quality of the work.
There may be challenges during the installation phase, especially if the condition of the top floor could not be properly checked during the initial survey. Opening up the roof may reveal rot damage or the need to replace insulation, so naturally these problems will only become apparent during the installation phase. However, if more extensive damage is found, we will contact the client and together we will agree how the repairs will be made and how the work will progress.

The amount of demolition work depends largely on the condition of the old waterproof roof, and especially the structures underneath. For example, the demolition of a tiled roof is considerably more labour-intensive and time-consuming than that of a tin roof. If, for example, the roof trusses are in poor condition and require extensive repair or even replacement, the demolition work will increase. We always demolish the entire old under-roofing, but if the insulation is in poor condition, replacing it or adding more insulation when renovating the roof will add to the cost. If there is asbestos in the old roof, the demolition work will be considerably more expensive.
