Etusivu » Roof renovation
With over 15 000 successful roof renovations, our professional roofers will complete the job as planned and at the agreed price. Every project, large or small, is carried out with care and in a safely ventilated structure. We carry out roof renovations for the most common materials (tin roof, felt roof and tile roof) and roof types (pitched roof, flat roof, pulp roof, mansard roof and hipped roof).
We want to offer you a hassle-free and high-quality solution for your roof renovation, whether it’s a detached house, terraced house, apartment building, cottage or any other property. During your roof renovation, we take care of everything from design to implementation, including inspections, damage repairs, material selection and installation. In addition to the roofing materials (felt, brick or tin roofing), the roof package includes all the necessary ancillary products from gutters to roofing products – installed in place, of course.
The need to replace your roof can depend on many factors, and it is advisable to have regular inspections to keep your roof in good condition. Here are some signs that may indicate that a roof condition check and possible replacement may already be necessary or even essential:
If you notice your roof leaking or water damage inside, it could be a sign that your roof is damaged and needs attention. Leaks can cause extensive damage to structures and interiors, so it’s a good idea to have your roof inspected immediately.
Depending on the roofing material and location, the roof is designed to last for a certain period of time. For example, a typical lifespan of a tiled or felt roof can be around 20-30 years, while tiled roofs can last longer if they are well looked after. If your roof is approaching or has exceeded its recommended lifespan, consider replacing it.
Mould or moss growth can be a sign of dampness or a weakened roof coating. If you notice moss growing on your roof, it is advisable to assess the condition of the roof and carry out the necessary roof maintenance or order a roof renovation.

Riitta and Christian are now more than happy with their new roof: “No more climbing up and down to clean the roof and gutters, and no more worrying about the condition of the roof while we live here.”
The customer’s wishes are taken into account, right down to the finishing touches. Due to the complexity of the site and the challenging angles and panelling, KattoCenter’s fitters were able to use…
“The insulation capacity of the new structure is certainly twice as good as before,” Pasi Kojola says, adding that the upper floor of his already renovated house is now also clearly warmer than before.
Roof renovation always starts with a thorough, free-of-charge condition check, which is an essential step in planning the renovation. During the inspection, experts will take a close look at the current condition of your roof. This stage includes an inspection of the roofing materials and structures to identify any potential problems and the overall condition. The inspection aims to assess any problems and potential risk areas on the roof. Ideally, the inspection should extend to the attic space, but this is not always possible if there is no access to the attic. However, roofing experts use their extensive experience and expertise to identify problems even when not all parts of the roof structure are visible.
This will give you a full picture of what the renovation will require and help you plan your new roof correctly.
What happens in practice during a roof health check?
To start the inspection, an expert will climb onto the roof and assess the overall condition of the roof. For example, in the case of a tiled roof, the condition of the tiles, the integrity of the paint surface and the condition of the roof protection products, such as snow guards and ladders, are checked. Any broken or unsealed areas are noted. If access is gained to the upper floor, the condition of the underlay is checked: what material it is made of and whether it is intact. In addition, any penetrations, rot damage and the condition of the insulation are checked. If the insulation is depressed or damaged, additional insulation is often recommended. Finally, the ventilation of the roof is assessed, which is an important factor in the longevity of the roof. Although the air entering through the eaves may seem sufficient, it does not always guarantee adequate ventilation of the roof.
The best way for a customer to prepare for a roof inspection is to set aside enough time to discuss the options with the roofing expert. This will ensure that the client gets the best solution for their house and themselves.
Roof renovation cannot be carried out on a conveyor belt, as there is no single solution that fits every house. Our job is to design and implement a roof that will reliably last for years to come. A careful initial survey lays the foundation for the entire roof renovation, and when done with precision, it ensures that the roof will remain in lasting condition and that unpleasant surprises can be avoided.
This detailed condition check will give you a clear idea of the measures required to renovate your roof, and ensure that your new roof is designed and installed to last well into the future.
The planning of a renovation begins in close cooperation with the client. The client chooses the material they want for their roof, but as experts we can advise if the slope of the roof or other structural issues limit the use of certain materials. This discussion is always held with the client to give them a clear idea of which solution is best for their roof. When making material choices, the client must also be aware of and take into account any zoning regulations.
Material and construction choices are based on a careful initial survey. We calculate quotations to meet all the minimum requirements to ensure that the roof works safely and lasts over time. We never compromise on quality, but ensure that all materials used, including underlayment, are appropriate and fit the roof structure. Technical choices such as whether to use a breathable or condensation-proof underlay can be influenced by the customer, but we will always make recommendations to ensure the best outcome. For example, if we know that a breathable underlay is the only right choice for a particular structure, we will not recommend otherwise.
The pitch of the roof is not the only factor that determines whether a roof can be fitted with a tin roof, felt roof or tiled roof, for example. Although it is possible to install a tin roof on a relatively flat roof, it is important to note that on flat roof pitches, it is not possible to use so-called free-hanging underlays.
Free-hanging underlays can be used at certain pitches according to the manufacturer’s instructions, but if the roof pitch is, for example, 1:8 and you want to install a locking seam roof, it is recommended to install a fixed underlay (as a general rule, it is not recommended to install free-hanging underlays on roofs with a pitch of less than 1:6). This means that the base must be levelled or boarded and a felt underlay must be installed on top of it before installing the tin roof.
You can calculate the slope of your roof with a slope calculator.
Roof renovation starts with organising the safety of the site, which is always the first step. Then we move on to the demolition work, the scope of which is determined by the scope of the contract. Sometimes demolition may only involve removing the old tin roof, roofing materials and guttering. Other times, demolition may extend to more extensive work, such as removing old fascia boards, soffits, gutters or even felt roofs. It all depends on what the contract specifies to be demolished.
Roof straightening is one of the most important stages of a roof renovation
Once the demolition work under the contract has been completed, the installation of the new roof will begin. The first step is to install the vertical runs. Then the roof is straightened, which is one of the most important and time-consuming steps. The importance of levelling and straightening cannot be overemphasised. Once this stage is complete, the underlay is installed, followed by the installation of the ventilation grilles, grids and fascia boards. Finally, before any finishing work is carried out, the chosen covering is installed. Depending on the material, there may be some minor differences in the installation stage of the roofing installation, but the main process is similar.
The finishing phase involves the installation of all roofing products and rainwater systems, such as snow barriers and gutters. This may seem like a simple step, but it is an essential part of the roof renovation. Special attention is paid to details such as the careful finishing of penetrations and the proper installation of roofing products. Finishing also includes the installation of chimney flashings.
When everything is ready, we ask the client to approve the work carried out, ensuring that the end result meets expectations. A final inspection is carried out by the foreman together with the client. The inspection will go through the whole renovation, check that all the agreed work has been done and ensure the quality of the work.
There may be challenges during the installation phase, especially if the condition of the top floor could not be properly checked during the initial survey. Opening up the roof may reveal rot damage or the need to replace insulation, so naturally these problems will only become apparent during the installation phase. Our contract includes four hours of decay repairs so that work can continue without interruption. However, if more extensive damage is found, we will contact the client and together we will agree how the repairs will be made and how the work will progress.
We do not compromise on quality, but always ensure that a certain quality standard is met. However, it is possible to tailor a roof renovation to different price ranges according to the customer’s needs. Our sales staff will go through all material options and other choices in detail with the customer and answer all questions. We carry out roof renovations all year round, so the time of year has no significant impact on pricing.
Financing options are also available, such as OP financing.
With KattoCenter financing, you can make even large purchases immediately and pay them back in monthly instalments that suit you. This way, your finances stay more balanced and you can live your dreams in peace.
KattoCenter funding does not require a deposit, collateral or guarantors. When you receive an invoice, you can always decide whether to pay the minimum amount on the invoice, the full amount owed or something in between.
Interested? Ask our sales staff for more information on financing.
*The financing is a one-off loan with an annual percentage rate of 12.28% for a €7,500 credit, with an interest rate of OP-prime + 6.95% (10.15% 09/23), an origination fee of €0 and an invoicing fee of €7/month. The total estimated cost of the credit is €11 170. The calculation is based on the assumption that the credit is fully drawn down, the interest rate and fees and charges remain the same throughout the credit period and the credit is repaid at a minimum repayment rate of € 128 (1.70% of the credit amount) every month, giving a credit period of 88 months. The credit is granted by OP Yrityspankki Oyj, Gebhardinaukio 1, 00510 Helsinki, Finland.
If the topsoil has not been accessed before and, for example, rot damage is discovered during the installation phase, this can lead to cost surprises. However, the best way to avoid surprises is to regularly check the condition of the roof over the years. So by no means should you wait until water starts leaking through the roof – proactive maintenance is key.

We have compiled example prices and illustrated the costs of roof renovation for different sites. Find out more about the cost of a roof renovation.
The cost of a roof renovation is influenced by a number of factors, of which the extent of demolition, the complexity of the installation work, the amount of roofing products and the choice of roofing material are the four most important.
The amount of demolition work depends largely on the condition of the old waterproof roof, and especially the structures underneath. For example, the demolition of a tiled roof is considerably more labour-intensive and time-consuming than that of a tin roof. If, for example, the roof trusses are in poor condition and require extensive repair or even replacement, the demolition work will increase. We always demolish the entire old under-roofing, but if the insulation is in poor condition, replacing it or adding more insulation when renovating the roof will add to the cost. If there is asbestos in the old roof, the demolition work will be considerably more expensive. Demolition of asbestos requires an asbestos demolition permit, as well as various protective equipment, which increases the cost significantly. Read more..
Installation work can vary considerably depending on the shape and structure of the roof. A larger roof requires more labour and time, which increases the cost of installation. Complex roof structures, such as multiple slabs, skylights or ridges, also increase the amount of installation work. A simple pitched roof is much quicker and cheaper to install than a multi-level mansard roof, for example. Steep roofs require particular care and safety, which means that a wider range of work safety measures must be put in place.
Roof safety products such as snow guards, roof bridges and shovel ladders are essential components that affect the price. The quality and quantity of these products affect the cost.
The choice of roofing materials plays an important role in the price. The cost of materials and the work involved in installing them varies widely. Today, the price difference between a tin roof and a tiled roof is quite marginal. However, tile roofs are generally more expensive for multi-purpose roofs, where installation is more demanding. Felt roofs are generally the cheapest solution, especially if they can be installed over an old felt roof. However, costs increase significantly if the old felt roof has to be dismantled and the substructure replaced before the new one can be installed.
We provide a 5-year labour warranty on all our roof repairs, and the material warranty is always determined by the manufacturer’s terms and conditions. For roof renovations, we can offer our customers a maintenance contract, which is the best way to ensure the longevity and safety of your roof for years to come. With a service contract, you can extend the labour warranty on a roof renovation we carry out for up to 20 years. The guarantee remains valid as long as you are our contracted customer.
You can also order a service contract even if you are not an existing KattoCenter customer. When we sign a maintenance contract, we will carry out a thorough condition assessment of your roof to ensure that it remains in good condition.
If you are unable to do the roof maintenance yourself, ask your nearest KattoCenter for a quote. You can also find more information here.
When renovating a roof, the energy efficiency of a house can be improved by adding insulation. This will involve installation costs, but as energy efficiency improves it will pay for itself over time.
The energy consumption of an old house can be significantly reduced by improving the tightness of the upper floor. The easiest way to reduce heat loss in an old house is to upgrade the old roof to an Energy Roof. At the same time as your electricity bills are reduced, your living comfort is increased and the resale value of your house is improved. Adding insulation to your attic is easy to do when you renovate your roof.
We offer a competitive price for quality roof renovation. Our priority is to provide our customers with affordable solutions that do not compromise on quality. Contact us for a personalised quote and start your journey towards a new roof today.
You can get a household allowance for renovating your roof. The household deduction is primarily used to offset labour costs for roof renovations/renovations in general. The labour rate for roof renovations is usually 60% of the total contract price.
The slope of the roof influences the choice of roofing material and profile. When choosing the right material, it’s worth considering what kind of roof you want: durable, carefree, traditional or contemporary.
We offer a turnkey service, making roof renovation hassle-free and cost-effective. For example, KattoCenter’s full-service roof renovation includes everything from roofing materials (felt, brick or steel roofing) to gutters and roofing products.
A well-planned and executed renovation will have little or no impact on the occupants’ comfort, which means that during the renovation you can live or be almost normally in the property. And, of course, everything is included in the price, from the dismantling of the old roof to the final cleaning.
In addition to the roofing materials (felt, tile or sheet roofing), the roofing package includes all the necessary ancillary products such as gutters or roof protection products – installed in place, of course.
Before starting a roof renovation, an accurate and quantitative condition assessment of the roof should be carried out, so that all the necessary components and work steps are known in advance. In this way, the roof renovation can be carried out smoothly and without additional or sudden costs.
Sheet metal roofing is a natural solution for the roofs of Finnish houses. Because it is quick and easy to install, it has been the choice of every man for decades.
The benefits of a tin roof include the fact that it is a lightweight and durable roofing material. Although there is no such thing as a completely maintenance-free roof, tin roofs are the easiest to maintain. Properly maintained and built on properly constructed foundations, a tin roof will last at least 50 years in Finnish conditions.
Fewer and fewer people are installing their roofs themselves any more, relying instead on the professionalism of roofers. This has by no means diminished the popularity of tin roofs. On the contrary, the market share of tin roofing has increased with new products developed to meet today’s trends
The waterproof and quiet felt roof works on prestigious roofs, log cabins and detached houses alike. It is also a viable choice for steep roofs, and the only real choice for really sloping roofs, especially flat roofs. Felt roofing is a versatile, waterproof, soundproof and durable roofing material, suitable for all roof pitches. It effectively absorbs external sounds, such as the sound of rain or wind, making it a quieter alternative to a tin roof, for example.
Felt roofing has evolved dramatically over the decades. A modern felt roof can last up to 30-40 years if properly installed and regularly maintained.
Long-lasting, silent and adding value to your house, brick is always an excellent choice for a new roof. Tile roofs are renowned for their durability, with modern concrete roof tiles remaining in good condition well into the next generation and clay tiles even the generation after that. Tile roofing is a natural roofing material, which makes it not only a sustainable but also an environmentally friendly option. When properly maintained and coated, tiled roofs belong to the most durable category of roofing materials. Proper maintenance means replacing broken tiles as needed, de-growth treatments every 3-5 years and resurfacing every 15-20 years.

Keep your cottage protected from rain and sun without a large investment. Contact us for a quote and give your cottage a new roof that will last for years. Our professional installers will take care of everything from dismantling your old roof to installing a new one.
The age of the roof is a major factor in the need for renovation. Different roofing materials last different lengths of time, but generally speaking, if your roof is more than 20-30 years old and starting to show signs of wear, it’s a good idea to assess its condition. An old roof may need a complete overhaul, even if it doesn’t yet appear to be in a completely bad state.
If you notice a roof leak or water damage inside, it could be a sign that the roof is damaged and needs immediate attention!
Minor repairs to tiled roofs are usually carried out on an hourly basis, in which case the customer is charged for the time and materials used. For larger repairs, you can get an exact price by asking one of our experts to visit you.
In the end, the cost of the roof cladding itself is quite small.
The price of the entire renovation consists of the total content. The shape, height, steepness and final fittings of the roof also affect the price. Because of these factors, it is important to note that the price of the roof sheathing is only one part of the total cost of the renovation.
When maintained, a tiled roof can easily last 50 years and even longer. When properly maintained and coated, tiled roofs belong to the most durable category of roofing materials. Tile roofs should be treated with a moss and algae remover every 3-5 years and recoated every 15-20 years.
Yes. Although roof renovation can cause noise and disturbance, it is usually possible to live in the property during the renovation. The key to a successful daily life is ensuring the safety of the construction site. When doing so, please ensure that residents, especially children and pets, are kept away from the work area for safety. During the renovation, you should be prepared for noise and possible short-term disturbances.
Yes, roof renovation can be done in winter. Roof renovation can be done regardless of the season and the price is not affected. Working in winter brings its own challenges, professionals are used to working in variable weather conditions, and modern working methods and materials make it possible to carry out renovation work even in the coldest months.
Yes, you can choose the monthly instalment that suits you
With KattoCenter financing, you can make even large purchases immediately and pay them back in monthly instalments that suit you. This way, your finances stay more balanced and you can live your dreams in peace.
Should the roof renovation be done before installing solar panels?
It is recommended to renovate the roof before installing the solar panels if the roof is old or in poor condition, so that it can withstand the weight and wind load of the panels.
